While many opted to completely do away with renovation projects, some chose to be smart about it instead: adding a half bath instead of a complete bathroom, for one.

Having several elegant bathrooms is always near the top of a homebuyer’s wish list, especially if he or she plans to have extended family members living in the same house, or plan to invite guests frequently. Moreover, adding a bathroom can help you sell your home faster. If you opt to do so yourself, here are a few tips you should keep in mind:

The Right Size

Bigger isn’t always better; but bigger is always more expensive. Adding a half bath can yield the same ROI for a fraction of the cost of adding a full bath. The best part is that your home is likely to have more than a few areas where a half bath can be added.

Proximity to Exterior Walls

There is a good chance that your contractor will identify several ideal areas for a half bath. When presented with options, try to choose a section that is close to the exterior walls. The reason for this is ventilation. Ventilation exhausts should always be located on the exterior of the house. It would be less expensive to install a ventilation system that is already near the exterior wall.
